 Not Preparing Your Property for Sale

This is the No.1 classic mistake made by sellers & it stems from a simple & well-meaning assumption.

The assumption is that buyers have an imagination! 

If you want to sell as profitably as possible in the shortest amount of time, you have to prepare & present your house so it's immediately appealing to buyers.

To be fair, this is a rather difficult task but it's not made any easier by the rather prevalent trend for self-delusion.  

The most common mindset we come across is one where the vendors believe their homes are fantastic (and any buyer who doesn’t immediately fall in love with it is in some way mentally impaired).

They may be right but that doesn't hide the fact that little attempt is made to look at their property and imagine it through the eyes of the buyer.

For the smart seller who bucks this trend, the field is wide open to gain a substantial advantage in the marketplace. 

Selling your property profitably is a competition that requires careful preparation to win.

If you put in the effort now, you will secure yourself the pick of the buyers (and the best offers).

So, what do you need to do to have a competition winning property?

Essentially there are 8 things:

1. Clean your house from top to bottom, inside & out.

2. De-Clutter.

3. Finish any DIY & catch-up on routine maintenance.

4. Understand that first impressions count & spruce-up the outside.

5. Depersonalise the interior.

6. Go neutral (it’s a cliché but it really does work).

7. Define the use of each room.

8. Eliminate bad odours.

With the right plan of action it's simple & cheap to present your property in a way that is irresistible to buyers.
